The project team faced a notable challenge—creating a modern mixed-use development that also embodied the design and atmosphere of a traditional Omani souq (market).
The team modeled their design after the winding alleyways and Dhofari architecture of the city’s historic frankincense souq with embedded modern amenities and a pedestrian-friendly layout. Versatile spaces accommodate both small businesses and international brands.
The overall design focused on passive strategies to lower energy demand, enhance resiliency and mitigate the effects of the Omani sun. The orientation and clustering of buildings were optimized to reduce direct solar exposure and facilitate air movement. The site’s hardscape was chosen to minimize heat island effects, while the softscape consisted of native, climate-adaptive plants to reduce irrigation needs. Treated greywater and collected rainwater were also marshalled for irrigation to decrease dependence on potable water.
The focus on safety began early. A team of specialized engineers conducted a review at the start of the design process to identify risks and eliminate hazards. The team reported over 2.2 million worker hours without a lost-time incident.
