This mixed-use development in Kuala Lumpur comprises two 38-story residential towers atop a 10-story podium featuring retail and parking space, along with a rooftop amenities deck that holds four pools, gardens and a jogging track. The Malaysia-based project developer hired Turner International as its project management consultant not only to deliver the project, but also to provide its own in-house staff experience in means and methods, including building information modeling, lean construction and visual tracking of deliverables—all of which are new to Malaysian construction, according to the submitter. Unforeseen delays in obtaining permanent power supply to the development challenged contractors by reducing the amount of time available to ensure the site was readied for fire-and-rescue department inspections. To overcome this challenge, Turner implemented lean construction through pull planning, and thereby reduced the amount of time needed for this activity by approximately 30 days. Contractors credited a diligent close-out process for their ability to complete the project five months before handover to the residential owners and the mall’s scheduled opening.
