16M was conceived as an innovative, urban-infill, mixed-use building in Lower Downtown Denver. The result is a dynamic design with 36 luxury residential rental units on the upper four floors, 130,000 sq ft of Class A office space, 15,000 sq ft of ground floor retail space and three levels of underground parking with direct access to all floors.

Building amenities include separate office and residential entries, a fitness center and a private rooftop terrace. 16M’s visibility and easy accessibility for both tenants and residents exemplifies the mixed-use, work-live-play vitality of the LoDo district.

Innovative strategies led the design away from a replica-type LoDo building and toward a modern building that pays homage to the neighborhood through the use of brick and highly refined details. The bustling corner of 16th and Market is activated by the dynamic relationship between the primary facade on 16th Street and secondary facade of Market Street. Rhytmic window openings are expressed through tailored material selections and innovative details.

16M’s confined urban location created numerous construction challenges, including mitigation of construction impacts on historic adjacent structures, neighboring businesses and traffic at one of the busiest intersections in Denver.

General contractor Milender White Construction developed engineered traffic plans detailing safety precautions for all affected motorists and pedestrians. Multiple pre-erection meetings were held to finalize the delivery, off-loading, hoisting and erection sequencing plans. In all, the 16th and Market project team moved a total of 75,000 cu yd of soil and had more than 6,000 truck entries and exits without one incident or accident.

Milender White builds the concept of “beyond zero” into its safety culture. This means zero injuries and illnesses, as well as zero near misses, zero property damage, and zero potential for incidents. Each month a subcontractor trained the entire project team on critical safety tasks and met with Milender White’s safety manager to conduct a thorough project safety audit.
