The 201 Commerce Center project required quick, simple and cost-effective design and construction that could meet the budget yet still provide a marketable industrial building in a competitive market. The goal was to break up the box without breaking the budget.
The new development features dock-high and at-grade-level loading, with flexible spaces for a showroom, warehouse and distribution areas. It also combines state-of-the art office space; trailer storage; early-suppression, fast-response sprinkler systems; and customizable racks to increase warehouse capacity.
The 307,040-sq-ft building is located on nearly 18 acres and offers a 32 ft clear height, 104 dock-high doors, nine grade-level doors and parking for 61 truck trailers. The use of offset, overlapping panel joints creates subtle plane changes that help define the building’s elements. Likewise, height variations in the panels help to break down the large facade. The color scheme highlights architectural corners and entries, providing an aesthetic backdrop for tenant spaces while minimizing the long spans of overhead doors.
Layton Construction’s management team was actively engaged in project safety. Leaders performed scheduled audits of pre-task plans and attended subcontractors’ toolbox talks. Data collected during regular safety audits identified areas of highest concern, and supervisors kept everyone apprised of possible hazards before they became incidents.
The project team also incorporated Layton’s Personal Safety Zone—a policy that everyone is responsible for all aspects of safety within a 30-ft radius and is expected to call out problems when they arise.
