A new green senior living community in Lakewood is complete and ready for tenantsthe Creekside Residences West located near Pierce Street and Colfax Avenue. The project is the second phase of the Residences at Creekside Community.

The project team consisted of owner Metro West Housing Solutions; general contractor Calcon Constructors; architect Studio Completiva Inc.; engineer ABS Consultants; and E Light Electric, electrical contractor.

The four-story, independent, senior living community includes 83 low-to moderate -income, one- and two-bedroom apartments ranging in size from 650 to 820 sq ft. The project totals 104,000 sq ft and includes a 64-stall underground parking garage and 3,600 sq ft of first-floor community space.

The project features many amenities, such as a Nintendo® Wii™ room, poolroom, and a dividable multi-purpose community room that opens directly onto a xeriscaped green roof.

Because of seniors’ special needs, adjusted electrical outlet and switch locations and types were incorporated. This included placing outlets 24 in. above the floor instead of the typical 18 in.

The 12-month project was built with an emphasis on energy efficiency and sustainability, including passive solar, solar photovoltaic and solar thermal. E Light made the electrical

connections for the 102 kW PV system. Energy savings were continued with extensive use of occupant controls for tenants and lighting controls for task lighting. This also included LED lighting in all public areas. The building is expected to use about 50% less energy than a similar building, and the project team is pursuing LEED-Platinum certification.
