Northern Ireland's first new hospital in ten years was also the first project in Northern Ireland to be built under a public-private partnership agreement. The Western Health and Social Care Trust, a government agency, granted the concession to design, construct, finance and operate the hospital to the Northern Ireland Health Group, a consortium that included FCC Construccion, a Spanish contractor, and P. Elliot & Co., a local contractor.

Despite P. Elliot going into receivership, FCC secured the continued participation of the P. Elliot staff. Additionally, the project created 1,076 new jobs for the region. The 315-bed, 69,000-sq-meter hospital was the first hospital in the UK with all single rooms, which allow for infection control, as well as greater patient privacy. It has an energy demand management center and makes extensive use of biomass for fuel. The building is broken up into smaller blocks to reduce the scale, with linear gardens providing natural spaces for patients. The $415-million project was delivered on time and within budget in May 2012.
