The city of Thornton, Colo., hired Denver's ECI Site Construction Management Inc. in October 2010 as the CM/GC for the $10-million Margaret Carpenter Regional Park project.
Through 2011 and early 2012, ECI worked alongside city staff, designer DHM and engineer JVA Inc. to determine project costs, address constructability concerns, and provide value added alternatives.
Through this effort, the city was able to construct the master-planned project within budget. In order to adhere to a condensed project timeline, ECI assisted the city in dividing the project into multiple guaranteed-maximum price packages and thus started earthwork and utility construction while the building, landscape and amenity design were being finalized.
The 45-acre park includes five buildings (maintenance/concession facility, two restroom buildings, a boathouse and dock for pedal boat rentals, and a glass carousel enclosure), extensive utilities, 47,300 cu yd of earthwork, a custom outdoor, 500-person amphitheater, seven custom shelters, 12,500-sq-ft, design-build skate park, an adventure playground, multiple post-tension sports courts, court and site lighting, 12,100 lin ft of concrete and crusher fines trails, a pedestrian bridge, a splash ground, 25 acres of landscape and irrigation, roadways and parking. Funding for the park included grants from GOCO, Adams County Open Space and the Division of Wildlife.
The park grand opening is anticipated for this summer.
