Royal Palm Cos., ILP Developers and Suffolk topped out the nearly 504,000-sq-ft Elevate Apartments in Dania Beach, Fla., north of Miami, on April 28. Located 1.5 miles from the ocean, the Nomadas Architecture-designed building includes 293 units and is slated to deliver in March 2024. The units available will include studio, one-bedroom and two-bedroom apartments ranging from 700 sq ft to 1,000 sq ft. The eight-story building also includes a pool deck, fitness center, coworking space and structured parking. Rafael Pecchio, CEO of ILP Developers, says residents getting priced out of Miami Beach are turning to other destinations like Dania Beach, and Jay Fayette, president of Florida East Coast for Suffolk, says South Florida continues to demonstrate significant real estate and construction growth across sectors, including housing.
