On Cone Health’s first project using the integrated project delivery method—and the largest IPD that contractor Brasfield & Gorrie has performed to date—the team was able to identify multiple ways to reduce costs. The team established a stretch goal to trim total costs by $3.5 million. As a result of early collaboration and coordination, there were only 141 RFIs and a total of 208 submittals on the 200,000-sq-ft project. During early analysis, the team found that paying a $600,000 premium for a concrete flat plate design would be a more efficient structure for the MEP team. As a result of the more efficient structural design, the MEP build team was able to provide more than $750,000 in labor savings. Early involvement of the build team, combined with collaboration between the MEP partners and the design team, resulted in an additional $1 million of labor savings throughout the project’s life. The completed $73.9-million, six-floor addition—completed under budget and ahead of schedule—houses mother-baby rooms, labor and delivery rooms, maternity assessment rooms, a maternity ER, couplet care rooms, NICU rooms and rooms for specialty care.
