Construction manager/general contractor Pinkard Construction Co., Lakewood, working with Parikh Stevens Architects, Denver, has completed renovation of the 192,000-sq-ft Westwood Homes for the Denver Housing Authority.

Pinkards project at 855 Irving St. included partial renovations and small additions to 184 townhomes in 23 buildings where the upgrades are expected to provide a 15% decrease in energy consumption.

The $13.1-million project at 855 Irving St. included partial renovations and small additions to 184 townhomes in 23 buildings, plus one building renovation for Catholic Charities’ Headstart program at the same location. Work on this 1950s two-story subsidized housing campus was multi-phased and carried out in a partially occupied environment.

Pinkard worked with DHA to sequence work around DHA’s resident move-out schedule. Once work on each building was completed, residents moved back in. Careful site safety and security plans were necessary to ensure resident safety.

Despite the resident relocations and the in-construction discovery of numerous unforeseen conditions, Pinkard completed the project a month ahead of schedule.

Parikh Stevens’ design contained numerous upgrades to meet “Enterprise Green Communities Criteria.” The upgrades are expected to provide a 15% decrease in energy consumption and include solar electric; Energy Star appliances, furnaces and water heaters; new insulation; no urea formaldehyde on new millwork, asbestos, lead and radon mitigation.

The HUD-funded project was a part of the American Recovery and Reinvestment Act. Pinkard successfully implemented DHA’s Section 3 federal hiring requirements with 49 full-time hires.
