This mixed-use multifamily development in West Midtown Atlanta includes a 13-story tower that features the first use of the Prescient structural system on a vertical building in Atlanta. In addition to the Prescient modular system, the project team utilized various dynamic building types, including precast concrete, wood frame and traditional cast-in-place concrete. The team opted to use the modular construction technology and offsite manufacturing platform to help the project owner, Toll Brothers Apartment Living, meet its objectives. Ultimately, the team chose Prescient as the best structural solution to achieve its goals versus a typical post-tensioned concrete frame or other load-bearing structural frame options. In addition to the project’s wall panels with structural columns, Prescient also installed precast balconies, stairs and infill-framing.

The project was delivered under a CM at-risk method, enabling the team to engage early with subcontractors to gather input and achieve buy-in on the augmented schedule and the modular structural system.

Within Balfour Beatty, the project became a model of offsite execution from design to delivery and a catalyst for considering transforming the company’s future approach to projects by showing the benefits of delivering prefabricated sustainability with early decision-making as well as the advantages of manufacturing in controlled environments, waste reduction and reduced carbon emissions.
