This project united a legal staff onto five floors with open floor plans, a conference center, flexible space, offices and California-themed areas. 

Demolition posed an early challenge, with only one working freight elevator shared by several contractors. This made transporting debris, materials and workers up and down the building difficult. The project team coordinated extensively with crews and contractors to create schedules that included weekends and multiple shifts.

Extra communication helped when the mechanical plan checker reviewed the fire sprinkler design-build plans and noted that the water curtain and smoke baffle requirements differed from the scope on the approved permit drawings. A lengthy discussion among the mechanical plan checker, fire marshal, building plan checker and building inspector ensued, with the contractor receiving approval after building a mock-up.
