Featuring a “flourishing workplace” concept, this 50,000-sq-ft office transformation across three floors of Seattle’s Russell Investment Center features dynamic common areas, state-of-the-art conference rooms and equitable natural light access.
The project’s design supports every employee while achieving numerous acoustic improvements through meticulous detailing and construction.
Because acoustic privacy was a pivotal part of the design, the contractor sequenced the entire project around a robust acoustical plan that included a custom drywall-to-glass detail that improved wall acoustic performance by more than 50%.
To preserve the open-to-structure aesthetic, all MEP units were strategically relocated above ceilings, while visible elements were aligned with beams and walls. The team also laser-scanned the space to ensure coordination within existing spatial constraints. This process provided an exact model of the current conditions, including the structure, MEP and fire protection systems. During early design coordination, the VDC team also ensured that the MEP designers adhered to the architectural vision. The result was zero MEP coordination change orders and a 30-50% reduction in RFIs.
Crews also faced significant logistical challenges—three other contractors were simultaneously building out 15 other floors, with all teams sharing a single freight elevator. Early coordination and nearly 24-hour operations with overlapping shifts ensured on-schedule completion in April 2025.
