To create a warm, welcoming environment for 150 students who are deaf or hard of hearing, this $53-million LEED Gold mass timber structure delivers a non-institutional aesthetic while serving as a critical element supporting deaf users’ interaction with the physical environment.
Completed under a progressive design-build delivery, the project provides a full suite of academic, administrative and physical education programs on a residential campus where students live and learn.
Because mass timber was not included in the original proposed design, the team had to obtain a new insurance policy accounting for higher fire risk. Skanska, structural engineer PCS and Mithun collaborated to submit a detailed application demonstrating risk mitigation steps, successfully negotiating the insurance fee to a substantially lower amount.
A three-ply cross-laminated timber (CLT) floor and roof system supported by girderless glulam columns and beams reduced wood fiber usage by more than 50% through careful spacing and material selection. MEP systems were discreetly routed within corridor ceilings, and embedded electrical conduits in the gypcrete topping minimized visual clutter.
Student areas have wood floors on a sleeper system so teachers can call attention through foot stomps and students have enhanced spatial awareness. Wide hallways accommodate ASL communication, while glass walls at blind corners improve visual safety.
