Equipped with all-electric HVAC and hot water systems, the renovated 141,000-sq-ft dormitory drastically reduces energy consumption and carbon emissions while significantly improving indoor environmental quality for students.
Advanced ventilation systems reduce indoor pollutants and enhance health and well-being. A combination of high R-value insulation, air sealing and triple-glazed windows creates a high-performance envelope that ensures energy efficiency while maintaining the century-old building’s historic facade.
Because initial surveys were conducted while the dormitory was still occupied, many existing conditions were not fully revealed until demolition began. With a project schedule of only 12 months, the team had to rapidly assess and develop feasible solutions, often adjusting design elements to suit legacy construction and outdated floor-to-floor heights.
Mechanical rooms and back-of-house spaces were re-coordinated to accommodate real-world equipment sizes and clearance needs, while a new generator was incorporated into an existing rooftop water tank room to maintain the building’s distinctive silhouette.
