Replacing former garden-style apartment buildings, the new side-by-side buildings create a vibrant, high-density community totaling more than 320 units while also setting new benchmarks for sustainable housing.
With 125 affordable units, The Faircliff is targeting the District of Columbia’s highest-ever LEED Platinum rating for a multifamily building.
Built with Type I-B concrete that captured approximately 6.5 million kg of carbon, The Faircliff features a high-performance, thermal bridge-free envelope with continuous insulation; high-efficiency windows; continuous air barriers; and precise compartmentalization to minimize energy loss and improve air quality.
Each apartment is served by a variable refrigerant flow HVAC system, with heat pump water heaters shared between at least two units.
The adjacent Novel 14 is a market-rate development that focuses on strategies that promote health and wellness. The building maximizes natural light and offers scenic views, while its location provides convenient access to public transit and walkable routes.
Inside, amenity spaces are designed with mental well-being in mind, offering both quiet zones for reflection and lounge areas that encourage social connection.
