This five-story, wood-frame luxury residential complex brings 255 one and two-bedroom apartments to the Maryland Heights area and is the first residential community to be built at Westport Plaza.
Completed under budget and ahead of schedule in December 2024, this $64-million project was delivered in phases, which saw three towers built in staggered sequences. This strategy required precise planning to optimize inspections, trade stacking and workforce scheduling. Aggressive look-ahead planning and extensive offsite prefabrication minimized site congestion and accelerated vertical construction while cutting time and cost. Prefab elements included under-slab plumbing assemblies and tub/shower units; fully built and pre-wired electrical panels; and panelized wood framing components.
One of the most complex scopes involved routing the sanitary sewer line across an intersection bordering the site. Due to elevation constraints, the main line had to exit through the parking garage wall while maintaining a consistent slope from the furthest point in the structure. As part of the team’s sustainability efforts, asphalt millings from the demolished parking lot were repurposed and compacted as structural fill.
