Nine floors at 360 Anchor Green, spanning more than 200,000 sq ft, now house Boston Consulting Group’s new Chicago headquarters.
The space features multiple interconnecting stairs spanning the nine-floor workspace that serve as the office’s centerpiece. Ahead of interior build-out mobilization, the contractor coordinated with the 360 North Green core and shell builder to leave select structural bays open, a strategic decision that allowed for future stair openings to be pre-identified and built without costly demolition or rework, saving both time and money.
Crews also leveraged the core and shell contractor’s tower crane to hoist large, heavy fire shutter equipment into the building before the curtain wall installation was complete. This forward-thinking approach eliminated the need to remove glass or mobilize a secondary crane, which would have been the only alternative for equipment delivery. Early procurement efforts on long-lead items also ensured that all fire shutter components were on site ahead of the curtain wall’s closure, maintaining schedule continuity and preserving the building envelope’s integrity.
Although the project was originally intended to take 12-14 months, it was strategically compressed to 10 months to reduce general conditions costs and mitigate potential risks associated with a prolonged build. Construction start was moved from November to January in part to ensure installation could proceed on high-end millwork components sensitive to climate fluctuations. Project leadership also ensured the building’s mechanical systems were fully functional and the space was properly conditioned before installing any custom materials.
Despite facing a shortened time line, crews delivered the project on time and under budget in October 2024.
