Designed to serve households earning up to 80% of the area median income, this $88-million project delivers 235 affordable homes in a community-centric environment. The development provides a 2,500-sq-ft rooftop deck, a 2,100-sq-ft landscaped courtyard plaza and 280 long-term, secure bicycle parking stalls and leasable storage units.
When the project team joined 2121 Wood Street, prefabricated modules had already been built, but no onsite work had started. This unusual handoff presented a complex challenge: align a partially realized design with real-world field conditions without jeopardizing the broader schedule of a neighborhood-wide revitalization effort.
Close collaboration among all stakeholders, clear communication and shared accountability ensured trust and built momentum from Day 1. Across 330,240 worker hours, the project team had no lost-time or recordables, thanks in part to a dual-layered approach that embraced Cal-OSHA regulations in addition to the contractor’s own safety programs.
Weekly safety audits ensured full compliance not only with regulatory standards but also with project-specific protocols and documentation requirements.
