AECOM Hunt is serving as the construction manager for infrastructure work on the first phase of a $3-billion mixed-use project dubbed “The Mix” that is planned in Frisco, Texas.

The overall development includes 2 million sq ft of office space, 375,000 sq ft of retail, two hotels and 3 million sq ft of residential space, all built around a 9-acre park. The 112-acre site is located between the North Dallas Tollway and John Hickman Parkway.

The Mix team also includes master plan architects Torti Gallas + Partners and CallisonRTKL, planning design and engineering by Kimley-Horn and landscaping by OBJ Landscape Architecture. 

The projects are designed for Fitwel standards, according to the developer. The third-party certification is focused on occupants’ health with policies on items including indoor air quality and water management. 

The first phase, scheduled for completion in 2026, includes a medical office building, multifamily residential buildings and about 100,000 sq ft of retail space, a spokesperson for Dallas-based developer StreetLights Residential says. The cost of the first phase is estimated at $380 million.
