Hebron 121 Station Phase II is the second of five phases of the 90-acre, master-planned project, which added 444 apartments to the development. It’s the first transit-oriented development in Denton County and one of the largest TODs in Texas.
One of the challenges the Jordan Foster Team faced was keeping up with change requests, pricing and timely owner’s approvals to maintain the schedule. Another challenge was the massive labor shortage in the area during the project. To battle turnover, Jordan Foster offered incentives, such as joint check agreements and other innovative methods to retain experienced crews.
Hebron 121 was also a Housing and Urban Development (HUD) project, which required additional time in certifying payrolls, further complicated by the rotating labor force. Months of effort during preconstruction by both the owner and contractor were required to ensure that the proposal met HUD standards and processes.
