Foristell, Mo., has a new state-of-the-art, 127,000-sq-ft distribution center to help meet the region’s growing demand for industrial cold storage solutions. This $20-million facility, the first of three planned phases, was completed after nine months in December 2024.
The warehouse includes a 55,600-sq-ft freezer, a 29,300-sq-ft cooler with a 42-ft clear height, a 23,500-sq-ft cold dock stretching 70 ft deep and a 16,500 pallet capacity. The facility also features an 8,600-sq-ft office and support area.
In addition to meeting demanding operational requirements, the project incorporated energy-efficient construction practices, advanced refrigeration technology and optimized storage configurations.
Initial plans specified using insulated metal panels for all cold storage areas, but the project team redesigned the dock and maintenance areas to use Thermomass insulated tilt-up concrete walls instead. This modification provided substantial cost savings, reduced construction time and delivered a more durable solution for two critical high-traffic spaces: the 70-ft-deep dock and 7,500-sq-ft maintenance area.
