The lot had been abandoned since the 1992 Los Angeles civil uprising. Located in a historically marginalized and under-resourced neighborhood, where 78% of residents earn low to moderate incomes, the site became the home for a new mixed-use development that has constructed 180 affordable homes across two podium-style buildings for seniors and families. Alongside this residential space, there are retail stores and a transit plaza as well as diverse dining and shopping options to help enrich the neighborhood.
A 40,000-sq-ft retail storefront for groceries and accompanying necessities occupies the the ground floor along with an innovation and training facility for the Metro.
It also hosts SEED LA, which was not part of this project’s scope. SEED LA is a STEM-focused public boarding high school with 170 dorms.
Sustainability was a core objective of the project, as the development is targeting LEED Gold for residential and LEED certified for commercial components, while also complying with CalGreen standards.
Although crews expected the site to be clear, excavation revealed a buried basement, which required immediate remediation and led to a major rework on the excavation plans, environmental soil testing and debris removal. Asbestos piping found on site also required proper abatement and coordination with city agencies to maintain compliance and safety.
