After sitting dormant for years, a historic theater and arena has been revived through a comprehensive retrofit and modernization. The space was first built in 1913 and required a complete overhaul of the building’s internal systems, including MEP systems and the fire sprinkler infrastructure to bring it up to current code requirements. A complete seismic retrofit was also necessary.
Given the multiple renovations and undocumented modifications performed over the last century, accurate forecasting of existing conditions proved difficult. When it came time to install a significant amount of overhead steel in the theater space—much of it performed from scaffolding erected 80 ft above ground level—the team turned to point cloud 3D laser scanning technology to digitally map the space between the ceiling and roof.
This allowed the designers to model existing structural elements and determine how to integrate new catwalk and rigging systems. With this information in hand, the structural engineer and catwalk manufacturer were able to design and efficiently install almost 100 new steel beams that suspend the facility’s new catwalk structure.
Mitigating hazardous legacy materials required multiple strategies. Nearly all painted surfaces contained lead, and much of the original pipe insulation and adhesive mastics contained asbestos. The team brought on a licensed hazardous materials consultant to test and identify contaminated materials before work began.
