The existing six-building office campus was renovated into a hospitality-driven, amenity-rich destination with more than 30,000 sq ft of new and upgraded features to better serve current tenants and appeal to prospective occupants. At the heart of the repositioning is a new two-story, 16,000-sq-ft amenity building featuring a full-service restaurant, artisanal coffee shop, bar, collaborative lounges, game zones and a high-end gym and studio. An additional 8,000-sq-ft conference center provides flexible meeting space with advanced AV/IT infrastructure designed for podcasting, livestreaming and collaboration.

To mitigate disruption during construction, the project team implemented a carefully phased plan that prioritized tenant access, strategically scheduled high-impact activities after hours and coordinated closely with property management to communicate timelines and minimize disturbances. Fenced walkways and a temporary wayfinding system ensured tenants could move through the site without encountering obstructive construction zones while still maintaining an open environment. Demolition and other work that posed higher risks was performed during off-peak hours or overnight.

One of the most significant budgetary and scheduling challenges emerged during schematic design when the originally proposed mechanically fastened stone facade proved cost-prohibitive and time-intensive. The project team explored multiple alternate cladding systems—including EIFS, stone and metal panels sourced from several manufacturers—to develop a revised solution that saved approximately $1.7 million and accelerated the project schedule by three to four weeks, ensuring the project remained on time and within the $38-million budget.

To construct the amenity building and shade structures atop an existing underground parking garage, the team opted to reinforcing existing structural columns to accommodate new loads. Along with reducing waste and construction costs, this innovative approach freed up budget early in the design phase to expand amenity offerings. Outdoor enhancements—including new shaded areas, landscaping and pedestrian walkways—invite people to engage with the campus itself, transforming previously underutilized areas into inviting communal spaces.
