The Galen College of Nursing Orlando campus renovation presented complex challenges that required careful coordination, flexibility and problem-solving from the design and construction team.
The 31,000-sq-ft campus project involved a full interior demolition of the existing structure, clearing the way for a complete reimagining of the academic space. The new layout features expanded classrooms, advanced nursing simulation labs, quiet study zones and collaborative lounges, all designed to foster a well-rounded student experience.
A major focus of the project was the installation of simulation labs, equipped with lifelike manikins that simulate breathing, bleeding and giving birth, alongside hospital-grade medical equipment to replicate real-world healthcare scenarios. The environment enables students to gain hands-on experience in a controlled, yet realistic clinical setting.

Classrooms and collaborative study spaces were designed to promote active learning, group discussion and student interaction. Quiet zones and individual study areas provide flexibility for a variety of learning styles, while breakout lounges encourage peer-to-peer collaboration.
The project required Layton Construction to manage construction activities in a high-security building without disrupting operations of existing tenants. Maintaining strict security protocols while performing full interior demolition and extensive renovation work demanded ongoing coordination with building management and continuous communication to ensure safety, minimize disruptions and preserve tenant operations throughout construction.
Procurement also posed a considerable challenge, particularly given the accelerated project schedule. With fluctuating lead times for critical materials—such as specialized medical equipment, simulation technology and building systems—the team adopted a proactive approach to procurement. Early vendor engagement, strategic prepurchasing and just-in-time deliveries helped prevent costly delays and kept the project timeline intact.
The $4.5-million project was completed below budget and on schedule in seven months.
