Located adjacent to Georgia Tech’s campus in Midtown Atlanta, the $222-million mixed-use Science Square combines a life science building and a multifamily residential tower.
The 13-story, 390,000-sq-ft Life Science Lab features both lab and office space as well as a café and fitness center. The 11th floor includes six “Graduator Suites” totaling 32,338 sq ft of fully built-out labs and offices.
The Grace Residences include a six-story, mid-rise wood-frame structure and a 14-story high-rise concrete structure. A concrete podium slab connects to Level 2 of the high-rise and serves as the Level 2 floor plate for the entire mid-rise. The five levels of wood-frame construction began on the podium slab.
The entire HVAC system was unitized with all major equipment, ductwork and piping preassembled off site on 116 skids. The strategy saved 10 weeks on installation of all mechanical equipment.
The penthouse scope involved 116 total picks, with four chillers weighing a combined 8,792 lb. The dry weight of all penthouse equipment, excluding water, totaled 386,000 lb.
Because the floor-to-floor heights are significantly different between the two buildings, a 950-space parking deck that connects them had to be constructed through a combination of precast and cast-in-place methods. The deck is 20% integrated into the buildings and 80% precast.
The 32-month project was completed on time and on budget.
