Situated on an 18-acre barrier island, the nearly 1.1-million-sq-ft project required meticulous planning to navigate tight environmental regulations and logistical constraints. The project team adhered to strict Coastal Construction Control Line regulations, navigated the logistics of transporting more than 700 workers to the site daily and sourced premium materials from international suppliers.
The project’s proximity to the shoreline required careful protection of turtle nesting sites. Additionally, regulations required the team to excavate beach-grade sand from the east side and transfer it westward while importing inland sand for the remaining areas.
To transport labor to the site, Moss implemented a shuttle system from a parking site 4.5 miles away, minimizing disruption to local residents.
Moss did no self-perform work on the project and instead engaged local contractors, which maximized regional economic benefits. By dividing major trades among multiple subcontractors, Moss created competition and opportunities for local businesses to secure contracts in concrete work, drywall, painting and flooring.
The St. Regis project required sourcing some materials, such as stone from European quarries, for the exterior facade. Although faced with scope changes and logistical hurdles, the team met the 28-month schedule, ensuring execution of the $376-million luxury development that met the standards of the St. Regis brand.
