As part of the base-wide recovery effort following 2018’s Category 5 Hurricane Michael, the project team designed and built two five-story dormitory buildings, each with 240 rooms.
The dormitory wings were designed to be identical across all disciplines, streamlining both design and construction. In addition to private living quarters, the buildings feature administrative areas and shared amenities such as community activity spaces, theater/meeting rooms, kitchenettes, laundry rooms, storage and private offices.
To enhance the buildings’ resiliency in future storms, the team incorporated strategies such as exterior opening reinforcement, enhanced structural connections and impact-resistant glazing as well as state-of-the-art data systems for resource-efficient building operations.
Offsite prefabrication of mechanical, electrical, plumbing, fire alarm and telecommunication systems mitigated long lead-time delays from material and equipment suppliers, ensuring timely delivery as needed to align perfectly with the construction timeline.
Performing rough-in work at a normal tabletop elevation, rather than on site from ladders, significantly improved trade partners’ comfort, safety and productivity. By inviting the owner and partners to all meetings and site walks, the team also ensured transparency and cultivated a shared sense of ownership and accountability.
The project was completed on schedule and on budget while incorporating owner requested contract change order modifications.
