A fast-tracked $5.4-million renovation of Reily Pavilion’s fourth floor allowed Tulane to move research staff from Hutchinson Building’s seventh floor, which is now undergoing its own renovation, and paved the way for future phased renovations under the university’s broader master plan. The 8,000-sq-ft space was converted into a research laboratory in just 90 days, all done within an active health care environment.
Preconstruction and demolition began concurrently with design, accelerating the timeline while ensuring scope and budget alignment.
Working adjacent to patient areas and directly above an operational surgical suite, the team implemented infection control risk assessment barriers, anterooms with negative air pressure and off-hours work to prevent disruptions and maintain hospital safety.
New mechanical systems, including a 10,000-lb independent lab exhaust fan and air handling unit, were procured early and installed under tight site constraints. The project also introduced a cloud MEP hub system above lab benches for seamless integration of gases, data and power.
