A five-story shell in the heart of Seattle’s South Lake Union area provided a canvas for tenant renovations in a Class A commercial space for a residential real estate brokerage firm. The building, which housed a newly opened pharmacy on the first two floors, required collaboration on how to handle site access, material staging and hoisting and building tasks.

With the client located in Los Angeles and New York, and the designer in New York, communication was a challenge from the start. The team used a 360-degree camera to share weekly progress photos, integrating those with software to provide virtual tours of the jobsite for troubleshooting and sending progress reports to internal teams. The system offered a point-and-click visit anywhere on the jobsite. PCL’s virtual construction manager created 3D laser scans to help avoid resequencing of work or rework.
