This design-build project converted 100,000 sq ft of Class A suburban office into a high-security research and development facility for a private Dept. of Defense contractor. The build-out includes laboratory space on the first floor with research offices above. Mechanical systems included a medical-grade gaseous nitrogen system supporting precision cleaning of tools and equipment. Nine ISO Class 8 clean rooms were built out with specialized finishes, flooring and air filtration systems.

The HVAC systems in the lab are required to keep the temperature at a constant 70 degrees with 30% relative humidity. The contractor credited its existing relationship with the client’s safety and security team for ensuring DOD security requirements were addressed and for keeping the project on a tight eight-month schedule.
