Innovative problem-solving was essential to converting an 88-year-old former car dealership in downtown Dallas into a modern-day church.

When Joeris General Contractors started work on the $4.5-million All Saints Church project, the 28,000-sq-ft building was in poor condition after sitting vacant for decades.

The project team demolished a parking lot ramp that connected the two-story building’s first and second floors and added two new stairways.

Excavation work to add an elevator brought to light an unexpected condition: The building is situated on a 60-ft-deep bed of sand. To prevent cave-ins, the contractor opted for slurry drilled piers instead of standard ones and added a soil reinforcement system.
