The tenant improvement of the La Jolla Pharmaceutical Co. headquarters co-located two facilities under one roof. The project converted a dated lab building into 55,000 sq ft of office space and 25,000 sq ft of labs. The team finished the project in seven months despite financial, design and city inspection delays. The company could not fully commit to spending capital until it received positive clinical trial results, compressing the project’s construction and procurement schedule. The project team crafted a strategy that delayed capital commitments to the last possible day without delaying the completion date. Two weeks before the project’s plans were submitted to the city, the team learned that most of the office interiors would be redesigned. They implemented the changes, completing the project three days ahead of schedule.
