Cherry Creek North Business Improvement District Named ENR Owner of the Year for Colorado and Wyoming

PCL is constructing the $500-million Cherry Lane mixed-use project in Denver's Cherry Creek North neighborhood, with completion planned for 2028. Designed by Tryba Architects, the 9-story complex is one of several large infill projects currently underway in the dense, 16-block business development district.
ENR Mountain States has selected the Cherry Creek North Business Improvement District as 2026 Owner of the Year for Colorado and Wyoming. This annual award is given to an entity that is having a big impact on the regional construction industry.
With ten large-scale infill projects either completed or in process since 2020, and five more currently in review, the Cherry Creek North Business Improvement District in Denver is one of the busiest submarkets in the country. Approximately 300,000 sq ft of office space and thousands of residential units have recently been added to the dense, walkable 16-block area, and Cherry Creek North consistently maintains some of the lowest office and retail vacancy rates in the region.
A few projects currently under construction in Cherry Creek North include:
- Cherry Lane: The Tryba Architects/PCL team's $500 million mixed-use project will comprise 379 multifamily units and 59,063 sq ft of office space, as well as 132,665 sq ft of high-end ground floor, second-floor mezzanine and rooftop retail and restaurant spaces.
- Clayton Street Phase 2: The Beck Group is the design-builder for the second phase of this $200 million redevelopment project. This phase features an 8-story, 175,000-sq ft Class A office building with 10,000 sq ft of ground-floor retail.
- 201 Fillmore: This 140,000 sq ft, 8-story Class A office building designed by Goettsch Partners and constructed by PCL features first floor retail and an outdoor rooftop patio.
