Novva Data Centers and real estate developer CIM Group say they are funding the second and third phases of Novva’s flagship data center campus with a newly committed $2 billion in financing from J.P. Morgan and Starwood Property Trust.
Novva is building the data centers on a 100-acre campus outside of Salt Lake City in West Jordan, Utah. The first phase facility, built by Layton Construction Co., began operating in 2023.
Construction on phases 2 and 3 is also underway. Each covers 318,000 sq ft and adds 72 MW of capacity to the campus. Phase 2 work started in late 2023 and phase 3 work started last year. Both phases are expected to be completed next year. Once finished, the campus will have more than 1 million sq ft of data centers with a combined 175-MW capacity. Representatives did not immediately respond to inquiries about the contractor for phases 2 and 3.
While construction is still underway, Novva says it has already leased the campus “to a leading global tech company” in 2023.
Novva says its data centers on the Utah campus don’t need large amounts of water to keep servers cool. Instead, it uses a cooling system with ambient air, heat exchange coils and refrigerant. CIM Group estimates the completed campus will consume about 84% less water than similar data centers in the area.
Wes Swenson, CEO of Novva, said in a statement that the campus sits “in a strategic location that offers low-cost power, low disaster risk, low latency, dense long-haul fiber, proximity to an international airport, no sales tax on equipment purchases and a high-altitude cold desert climate.”
Novva also operates data centers in Colorado Springs, Colo., and Las Vegas, and is in the process of building others in Reno, Nev.; San Francisco; and Mesa, Ariz.
