Once a single-story building that housed a semiconductor business, the $4.73-million Circuit project in Tempe, Ariz., is now an office space that features an “amenity porch” as a shared outdoor space. Existing site and building components were salvaged and reused in the final design, including existing canopy structural steel beams, which were used for seating and ornamental fencing to create enclosures around the new landscape park. The building’s revamp involved removing existing layers of paint and stucco and adding window openings. A new mechanical system allowed for the removal of packaged units on the roof that were replaced by skylights. Sustainability features include cast-in-place concrete and piping under the parking lot for storm-water retention.
