"The San Jose-Santa Clara area has seen the corporate campus market surge on both the developer side and direct clients," Greubel says. He sees growing opportunity in corporate office tenant improvement within San Jose, but says the data center market is slowing down.

"There have been a few specialty trades that are getting squeezed by all the demand," Greubel says. Glass and glazing contractors, concrete precast suppliers and elevator vendors are particularly busy, and steel delivery times have nearly doubled, he adds.
