Located in the Downtown Los Angeles Arts District, a one-of-a-kind tenant improvement project marks the new Southern California headquarters for this creative client. With more than 65% of the space dedicated to nontraditional office space, this location is Twitch’s first fully free address office—a workspace with no assigned seats.

Completed in May 2022, the space is centered around a large streaming desk and features LED broadcast lighting, a condenser microphone, multiple cameras, specialized acoustic treatment and high-tech monitors and equipment that required novel installation tactics so the space could withstand a daily virtual audience of more than 12 million people.

OpenSpace, a 360° video capture software, allowed the team to catalog interactive panoramas from different positions around the project and at different durations of the schedule. The platform provided stakeholders with a comprehensive suite of tools to immerse themselves into the project no matter their physical location.

With neighbors above and below the construction floor, the project team had to work around specific construction hours and noise constraints to minimize disruptions. Creating a phasing plan ensured a successful occupied build-out.

The contractor was heavily involved throughout the design progression and preconstruction phase. Although the team was not being able to core into the post-tension slab or touch the post tension cables, the contractor used X-ray scanning and partnered with structural engineers to receive final approval for coring locations.
