Built to address the healthcare needs of one of the fastest growing areas of California, the new five-story, 210,000-sq-ft medical office building, one-story pharmacy/lab pavilion and two-level parking garage were integrated into a busy 13-acre site. Even though an existing building was demolished to make way for the project, other structures as close as 20 ft. away left little room for construction activities. To make the new facilities fit while mitigating disruption to the existing campus, the team phased work around patient and staff safety, and maintaining available parking for staff and visitors.
The building was constructed from components that could be delivered and assembled quickly in a small space. Subcontractors were placed on a strict delivery schedule, with deliveries limited to material to be installed within 48 hours. The exterior skin of precast and metal panels was prefabricated offsite, then delivered pre-glazed and pre-panelized. The system’s variably-shaped sections were placed using a crane and bolted to the perimeter steel columns, eliminating the need for scaffolding and field fabrication. The ability to assemble and install up to 40 pieces each day helped reduce the timeline by approximately three weeks.
