This laboratory challenges the traditional sterile aesthetic of research facilities by combining three warehouses into a single incubator lab, augmented by a three-story addition. The complex MEP system addresses specific operational requirements for offices and labs. A warehouse-size hydraulic bifold door allows fresh air into the central kitchen and event space and connects to an outdoor patio. The indoor-outdoor space is used for wellness activities, investor networking meetings and social gatherings. Because the lab would conduct valuable COVID-19 research, the project was deemed essential, and work was allowed to continue during the pandemic. The project team used new workflows, remote communication and onsite safety precautions to expedite tasks. In August 2020, the lab opened to several companies for developing reliable, budget-friendly COVID-19 tests and other related research.
