In November, Duke Realty Corp. broke ground on a 1.2-million-sq-ft speculative distribution facility in Perris, Calif. Built on 55.2 acres east of Los Angeles, it will include 40-ft clear height ceilings, level floors, 241 dock doors, 344 trailer stalls, 442 parking spaces and four grade-level loading doors. The project, scheduled to complete next summer, is the latest effort by the REIT to expand its footprint in Southern California. Duke Realty has more than 14.8 million sq ft of space in Southern California with another 3.1 million sq ft in development. It has had more than $1 billion in development starts over the past eight years, according to Nancy Shultz, senior vice president of Duke Realty’s Southern California operations. Chris Burns, executive vice president of west and central regions at Duke Realty, says about one-third of Duke’s activity across the country is e-commerce related: “Duke Realty is projecting demand for even more e-commerce distribution space in tier-one markets like southern California.”
