This landmark building has served many different functions since its construction in 1911, and it was past due for significant system upgrades and historic renovations. In fact, the building had not undergone a major renovation since the 1980s. Much of the piping was old and corroded, systems had been installed on top of existing systems and many items had been abandoned in place. All of those components had to be investigated to see if they were operational or defunct.

Demolition and construction took place while working around the building’s tenants. The project team met the challenge of replacing the entire MEP system while ensuring the building was fully operational from start to finish.
